RE: The 2 Infrastructure Projects - Strawberry Avenger - 08-01-2020 Yes. Trenches of quite congested seating. Diff' to get past people. Not bags of room in the BC Stand. I remember standing. Difficult to see past the taller bloke. And there's always one 6ft.5 inch pillar of rock bloke that stands in front of you. Leg ache, can't see the match and I payed £30 for it? Standing. It certainly had a unique atmosphere. But I got bored of standing. Never felt comfortable. The last match I saw standing was Chesterfield FC vs Keegan's promotion chasing Fulham. SA. The fact is if you have paid for a seat your are fully entitled to sit down; then there is the fact that standing in a designated seating area is illegal and could result in the Club losing their safety certificate. You need to point this out to the nearest Steward; if the Steward does not want to know, take an image of him and ask to speak to the senior steward on duty regarding a Health and Safety issue. When he turns up tell him you want to sit down but cannot because everyone around you is standing and point out the legal side of things; he is then faced with the problem of getting everyone to sit down or to find you a seat, they usually opt for the latter in my experience. If the Senior Steward attempts to ignore you take an image of him and tell him you will be lodging a formal complaint to the relevant authority, mentioning that no assistance was offered from the Stewards and that you will be sending a copy to the Club. In theory you’re absolutely right ( it worked once for me at Brum ) - in practice it’s a nightmare. When faced with the prospect of trying to get a load of people to sit down or find you a seat, they will find you a seat, particularly so if you have a child with you. There is something about the inherent stupidity of paying a premium price for a seat and then opting to stand that I cannot get my head round. It's fairly normal for there to be some discussion with the EA during the planning period. It happens on all schemes, large and small, where flooding is a potential risk factor. And where housing is involved (remember the application is for outline permission for the 2 blocks of flats too), the EA and planners have to look out for the innocent purchases of properties in the future who would purchase a property in good faith from a developer and expect that all governmental agencies to have acted in an appropriate way to ensure the risk of flooding to be reduced. When properties are flooded its the EA and the planners who get it in the neck, not the developers. What should be of more concern is the objection from the owners of one of the houses on Rosebery Avenue, who have employed a specialist surveyor to write a compelling formal objection on the basis of loss of light to their property. That's a fundamental issue with the scheme in my opinion and asuming that it's going to be almost impossible to build a new stand whilst maintaining appropriate levels of light to some of these affected properties, the Councillors who determine the scheme at the planning board meeting might be in a position where they are going to have to decide if they think the benefits to the community of the new stand outweigh the amenity value of some of these homeowners. It's great for us fans to have a shiny new stand but would you want your house dwarfed by it? An interesting snippet is that the Roseberry Ave people state in their objection that the club offered to purchase their property but they declined as they considered the offer wasn't high enough. I dunno about that, and its probably best we dont get into that kind of talk on here but it is interesting that the club are/have actively attempted to buy out these adjacent properties. I cant see any way the bridgford stand could be straightened out without the club buying the properties that they dont already own. If right-to-light was an issue in the 90's when the stand was built, its still going to be an issue now, no matter how big and powerful the club are now. Or the new Peter Taylor Stand as well? The objection had been raised in relation to the new Peter Taylor stand. Objections were always going to come in from the owners of the houses. Its down to the planners how much weight is attached to them. Just because someone objects, it doesnt mean the application willl be blocked. The planning officer is the arbiter. They balance the pros and cons. If theres something they're unhappy with, they enter a negotiation with the applicant to see if the scheme can be adapted to design out the issues. If not then its down to the planning commitee to hear the arguements and make a decision. RE: The 2 Infrastructure Projects - Sausage Roll - 09-01-2020 OK, cheers for that.
