The old soap factory site on Wilkinson Street (across the road from the tram depot) would be a good site but I think it's been allocated for housing by the council (it may actually have planning permission for housing, not sure). Trams are already there on the doorstep and a new railway platform could be built on the rail line that runs right past it. Be a bitch to park the car up around there though.

We would still have the river too.

Problem is it would be the river Lean.
